No breakfast facilities are on offer as it is a 2 star hotel and not a Bed and Breakfast. This is reflected in the price. I usually walk to a traditional cafe a 15 minute walk away and have breakfast there before returning to collect my bag. The manager Demis is very helpful and he remembered me from previous stays as I have stopped over at the hotel previously several times. The building is an old Georgian building opposite the Leith Links and this should be borne in mind as the stairs are steep if you have mobility issues but not a problem otherwise. The room was clean and the Wi-Fi had a good connection all very good for a 2 star hotel. The bed was comfortable and my room was quiet. The hotel is a short 15 minute walk from the bus stop at Easter Road opposite the large supermarket. The bus services in Edinburgh are excellent and the Easter Road bus stop takes you into the city centre. The hotel is a short walk from various cafes near the foot of Leith Walk right up to the waterfront. I choose to stay here when I am travelling to Edinburgh as I find the location very convenient for the purpose of my stay due to the proximity of the excellent bus links into Princes Street.

The accommodation met my expectation (even exceeded - when the owner offered us bigger room which was currently available). The room was big, clean and comfortable, with TV containing many UK channels and free Wi-Fi. The Wi-fi was working without problem on my PC. The accommodation is located next to a really beautiful and huge park, it is a great area for running. It is not located directly at the city center, but there is a bus station literally next to the hotel with a frequent and fast connection to city center (It takes about 15-20 minutes to get to the Princess Street). There is a grocery shop close to the hotel and a shopping center accessible by bus (Ocean Terminal). There are many beautiful sights to see close to the hotel too (Royal Yacht, Portobello Beach, and a nice walk along the river). The accommodation is owned by a very friendly owner, who advised us what to see, bus numbers, sights). It is also possible to book guided trips at the reception.

i have not long returned back from a trip to visit the Christmas markets with my partner. We can not speak for everyone that has stayed here however I feel some of the negative reviews are unjustified, as I do not have a single complaint to make about this hotel. Yes it is a budget hotel and you get what you pay for, it’s really clean, comfortable, safe, the shower was amazing and the staff are really friendly and in a great location, not more you could want when your out of the hotel for 90% of the stay. We really enjoyed our stay here and if we were to visit Edinburgh again we would definitely choose this hotel again for it’s amazing value in price and location. The price can not be beaten for the great facilities which are offered.

Beautiful Georgian house. Very comfortable bed and the room was very clean. I had a front room with nice view to the park and Calton Hill very clearly visible on the horizon. Well working shower. Uncomplicated check in and check out. There are bis stops nearby and in the future there will be a tram stop very closely too. I like staying in quieter areas than the city centre do this was ideal. I liked that the guest house has an environmental energy saving policy. As I booked at quite short notice the room was a bit on the expensive side for a guest house room but booking for Edinburgh at short notice is not likely to get you very good value for money, Sonia not putting this into the negative box.

It was a really good choice to stay at this hotel as a solo traveler. I felt safe and comfortable. The bus stop to / from the city center is literally few steps from the front door of the hotel! 👍 And about 2 minutes walk Away there are another bus stops that can take you anywhere - you can get for example to Portobello in under 20 minutes. Staff was very nice, everyday they make the bed and clean the bathroom. My room also had great view to Calton Hill and Arthur's Seat. I can only recommend this hotel, it's really worth the price and as I'm definitely comming back to Edinburgh this year, I will stay here again.
